Fractionals
On Deck
A private, curated network of fractional operators and executives setting the standard for real estate leadership. Vetted on entry. Governed by a Council. You'll know the room by who's already in it.
Real estate discovered fractional leadership. No one organized it. We are the room where the standard gets set.
The Market Without a Room
- —Scattered operators, no shared language
- —Credibility re-earned deal by deal
- —Opportunity spreads by luck and inbox
- —No standard. No vetting. No table.

Consultant. Fractional. Advisor. Not the same seat.
The marketplace uses these titles interchangeably. They are not interchangeable. Each seat carries a different level of ownership, a different statement of work, and a different deliverable. Open each seat below to see what it is responsible for, when to hire it, and what you get.

The Consultant
Diagnose & RecommendOutside the org · Project-bound · No ownership of execution
- Assesses a defined problem and returns findings
- Benchmarks against market and best practice
- Builds the recommendation, roadmap, or model
- Advises the team — does not run the team
- You know something is off but not what or why
- You need an objective, third-party read before investing
- A one-time build: a model, a study, a process design
- Leadership is in place and needs analysis, not capacity
- Scoped SOW with a fixed start and finish
- Deliverable-based: assessment, roadmap, model, or playbook
- Presentation of findings and prioritized recommendations
- Handoff to your team for implementation
IIThe Fractional
Embedded LeadershipInside the org · Seat-holder · Owns the outcome
The Fractional
Embedded LeadershipInside the org · Seat-holder · Owns the outcome
- Embedded leadership — holds a real seat inside the business
- Owns the function — its people, systems, and numbers
- Sets strategy and then executes it day to day
- Builds and manages the team, cadence, and reporting
- Accountable to ownership for results, not just advice
- The function needs an owner but not a full-time salary
- Growth outpaced the current leadership bench
- A seat is vacant and the work cannot wait
- You need senior judgment plus hands on the wheel
- Preparing for a transaction, scale event, or turnaround
- Ongoing engagement with capacity set by the business
- Executive presence in leadership meetings and with the team
- Operating rhythm: KPIs, reporting, and decision ownership
- Direct engagement with the leader — you pay them directly
- Continuity: the same operator across the arc of the work
IIIThe Advisor
Guide & GovernAlongside ownership · Low time, high leverage · Counsel, not capacity
The Advisor
Guide & GovernAlongside ownership · Low time, high leverage · Counsel, not capacity
- Counsels the owner, CEO, or board on direction
- Pressure-tests strategy, capital decisions, and risk
- Opens doors: capital, partners, talent, market access
- Provides pattern recognition from prior cycles
- Governs standards — does not manage the day to day
- The strategy is the question, not the execution
- You want a seasoned voice in the room a few hours a month
- Board formation, governance, or succession planning
- Entering a new asset class, market, or capital structure
- Retained or per-meeting cadence — monthly or quarterly
- Standing access for judgment calls between sessions
- Board or advisory-seat participation where appropriate
- Network introductions and credibility by association
One rule of thumb: a consultant tells you what to do, a fractional does it in the seat, and an advisor helps you decide whether it is the right thing at all. Different expertise, different statement of work, different deliverable. Each seat is critical and each seat adds immense value—together they give you a deeper bench to serve your team.

A New Era.
Kelsi Cory · Founder
Kelsi Cory built Fractionals On Deck after repeatedly hearing the same message from top real estate leaders: "Keep us in mind for fractional opportunities."
At the same time, the supply of fractional executives was rapidly growing — but the demand wasn't keeping pace. The missing piece wasn't talent. It was education, access, and advocacy.
As the owner of a real estate executive search firm, Kelsi saw the gap widening firsthand. Exceptional independent leaders were entering the market, yet many struggled to reach the companies that most needed their expertise.
She recognized that this wasn't a recruiting problem — it was a market infrastructure problem.
So she built Fractionals On Deck: an ecosystem designed to connect owners, operators, private equity groups, and institutional firms with vetted fractional and independent executives, along with the boutique firms that support them.
Because the future of leadership isn't just full-time. It's fractional, flexible, and on demand.
"Fractionals On Deck isn't just a curated real estate marketplace. It's a membership community built on trust, reputation, and warm relationships — where your expertise finally gets the audience it deserves."
The room is filling. Come build it.
Foundation members learn and connect. Contributing members grow and give back. Strategic partners build. Wherever you begin, you're in the room — but only if you're in it.
